You may need to turn on experimental features and debug in the settings to see some of the options in the 2nd, 3rd, and 4th screenshots.

RCI buildings will build by themselves if the correct zones have been placed. Many TTT and TT buildings will not show up unless there is dense zoning, parks, etc. Commercial also requires Sports. Residential also requires schools, hospitals, etc. All require transport.
